Our Homes Exceed the U.S. Government ENERGY STAR Regulations
• Effective Insulation
Climate-appropriate and properly installed insulation in floors, walls, and attics ensure even temperatures, reduce energy consumption, and increase comfort. Our exterior walls are 2x6 wood frame with R-19 fiberglass insulation between the studs and an additional layer of 1" (R-5) polystyrene exterior insulation. Townhouse basement walls have exterior insulation from top to bottom to make them warmer in the winter and less humid in the summer.
• High-Performance Windows and Doors
Our energy-efficient windows employ advanced technologies, such as protective coatings and improved frame assemblies, to help keep heat in during winter and out during summer. These windows also block damaging ultraviolet sunlight that can discolor carpets and furnishings. Our homes use Marvin Integrity Casement windows. These windows feature wood construction with durable "Ultrex" exteriors, argon-filled, low-E insulating glazing -- U-value = 0.32. Our exterior doors are durable Thermatru fiberglass insulated doors with insulated glass. All interior doors are solid-core painted doors -- very durable and resistant to sound transmission. Our Common House flats feature solid core wood entry doors with natural birch veneer.
• Tight Construction and Ducts
Sealing holes and cracks in a home's "building envelope" and in ventilation ducts helps reduce drafts, moisture, dust, pollen, and noise. A tightly sealed home improves comfort and indoor air quality while reducing utility bills. Our homes are sealed with impermeable foam insulation with taped seams. In addition, the buildings wrapped in weather barrier.
• Efficient Heating and Cooling
Effective insulation and tight construction reduce the amount of energy required for heating and cooling. Our central heating plant -- a gas burning hot water radiation system - uses two ultra high efficiency ENERGY STAR European "Munchkin" boilers, both located in the Common House. Hot water is piped through insulated pipes to the flats and townhouses. Sharing a central heating plant not only decreases the cost of heating for everybody, but also reduces both the number of boilers used and the annual maintenance cost.
Large casement windows provide a large opening for air circulation in the summer and effective insulation reduces thermal gain from the sun. All units are equipped with energy-efficient, quiet ceiling fans to increase summer comfort.
• Lighting and Appliances
Our homes are equipped with ENERGY STAR qualified products - lighting fixtures, compact fluorescent bulbs, ventilation fans, and appliances. These ENERGY STAR qualified products provide additional energy savings to the owner. Our toilets are "Toto Aquius" dual flush water-saving fixtures. High efficiency metal halide site lighting provides safe lighting levels on our driveway and in parking areas and paths at night.
